How to Prepare a Rental Property for a DSCR Loan Review
With a DSCR loan the property carries the qualification, so prepare the rental documentation: leases, market-rent evidence and the operating picture. Supporting the rent number is the whole exercise.
A DSCR lender compares rental income to the proposed payment. Strong, documented rent makes the file straightforward; optimistic projections without support do not.
- Collect the current lease or a market-rent estimate
- Pull three to five comparable rents nearby
- List taxes, insurance, HOA and management costs
- Document condition with photos
- Note any planned improvements before closing
If you cannot evidence the rent, the lender will use a conservative figure anyway — so it is better to bring the better evidence yourself.
No personal income or tax returns are required, which is exactly why the rental side has to be airtight.
