Business & commercial real estate lending

Your Business Deserves Better Financing Options

Every business has its own story, challenges, and dreams. We understand that getting financing shouldn’t feel like an impossible task. That’s why we built something different — a marketplace that puts your file in front of lenders who compete on terms.

Programs we help you compare

Commercial and investment-property deals call for different structures. We match the structure to the use of funds, then introduce you to lenders that compete for your file.

Frequently asked questions

Is Tesni Capital a direct lender?

No. Tesni, LLC is a U.S. business-lending marketplace and broker. We do not approve or fund loans — lenders make all credit decisions.

What types of financing do you help with?

SBA 7(a) and 504, business lines of credit, conventional commercial term loans, owner-occupied and investor commercial real estate, DSCR rental loans, and bridge or fix-and-flip loans.

How long does it take to get a business loan?

Timelines vary by program: a simple line of credit can close in one to three weeks; a typical SBA 7(a) in four to eight weeks; an SBA 504 in six to ten weeks. Appraisals and construction draws can extend any of these.

Do I need to personally guarantee a business loan?

Generally owners with 20% or more equity. SBA loans always require a personal guarantee from 20%+ owners; some asset-based and DSCR products limit or replace it with a property-level guarantee.

What documents are required to apply?

Typically three years of business and personal tax returns, year-to-date interim financials, a business debt schedule, a personal financial statement per guarantor, and a sources-and-uses statement. Real estate adds rent roll, leases and operating statements.

Do you lend nationwide?

Yes. Tesni Capital works with lenders nationwide and serves businesses and investors in all 50 US states.
